Rezidence Dlážděná

Dlážděná Palace is an original tenement house from the end of the 19th century with a neo-Renaissance facade, which was adapted into an administrative building in the second half of the 20th century. The reconstruction returns the building to its original residential function with shops on the ground floor, which is also reflected in the external appearance of the building. 

Towards the street, the building opens up more on the ground floor with new shop windows fitted into the original openings, between which the main entrance and the entrance to the courtyard are located. On the above-ground floors, the original neo-Renaissance facade, which was conceived from the outset as a representative face of the above-standard use, is retained towards the street. The attic and the roof above the level of the main cornice of the street wing, where the maisonette flats are located, are newly designed. In analogy to the neighbouring buildings, a series of new roof dormers are fitted above the level of the cornice. Towards the courtyard, the existing non-original facade has been modified to reflect current housing requirements. For this reason, the courtyard windows are designed as French windows and, at the same time, new balconies with steel railings are fitted on the courtyard facade.

The building has one below-ground and seven above-ground floors. In terms of mass, the building consists of a street wing and a courtyard wing. The street wing has seven above-ground floors and is topped with an attic roof, the courtyard wing has five floors and is topped with a flat roof. The below-ground floor is located under the entire tenement house.

The building in question and the surrounding buildings define a courtyard on the land plot in which a parking building is proposed. A common garden with greenery is proposed on the roof of the parking building. The garden is shared by all flat owners and is accessed from a common corridor.

On the 1st above-ground floor, there are entrance areas for the residential part of the building and commercial units. On the 2nd above-ground floor up to the 7th above-ground floor, residential units are designed. An existing three-flight staircase with a reconstructed lift are located in the central part of the floor plan. It is a staircase type building, which is complemented on each floor by a common corridor, which makes it possible to divide the floor into several smaller units.
